Mold removal and the water behind it — Ranson and Jefferson County, WV

Ranson · Jefferson County, WV

Whether a mold test is worth paying for

Usually not, when you can already see it. CDC does not recommend mold testing, and EPA says that in most cases sampling is unnecessary if growth is visible. Knowing the species does not change the job: remove it and fix the water.

What the agencies actually say

CDC's page on mold says, in so many words, that it does not recommend mold testing. Its reasons are practical: you cannot rely on sampling and culturing to know whether someone might become sick, and there are no set standards for what is and is not an acceptable quantity of different kinds of mold in a home.

EPA agrees on the main point. Its cleanup guidance says that in most cases, if visible growth is present, sampling is unnecessary — and adds that since no federal limits have been set for mold or mold spores, sampling cannot be used to check a building against a federal mold standard.

So why do people test?

Usually because someone offered. A test produces a lab report with species names and spore counts, which feels like information. But if there is a ten-square-foot patch on a basement wall, the decision was made the moment you measured it. The species on the report does not change how it is removed, and "black mold" on a report is a color, not a diagnosis.

When a test can earn its cost

  • You smell it but cannot find it. A musty smell with no visible growth may mean something inside a wall or under a floor. Here the useful tool is usually a moisture meter or a look inside a cavity, not an air sample — water is easier to find than spores.
  • After removal, to confirm the job. Some owners want an independent check that the work area is clean before walls are closed. If so, arrange it with someone who did not do the removal.
  • A sale or a dispute. A buyer, lender or insurer may ask for documentation. Follow what they specify.

The conflict worth avoiding

West Virginia has no rule separating the person who assesses mold from the person who removes it — the state does not license either role (see the state rules). Some states do separate them, precisely because the company that tests has a reason to find something to remove. Here, that separation is up to you. If you do pay for testing, consider having it done by someone with no stake in the removal.

Health questions

This site does not give health advice. EPA's guidance is that if you have health concerns, consult a health professional before starting cleanup. CDC's mold pages describe who is more sensitive to mold and are the place to read further.

What to tell a contractor instead of a lab result

The measured area, where it is, what you think caused the moisture, how long it has been there, and whether it smells worse in some rooms or seasons. That is what sets the scope.
